First-Time Home Buyer’s Inspection: 

There are so many systems, components and variables in a house, and whether it’s a new build or an existing home, the challenges remain the same for any home buyer.  

You are invited to accompany INSPX as we perform the inspection. That way we can answer any questions and educate you on your new/prospective home.  


If you are interested INSPX will point out the location of the shutoff valves, show how the electrical panel’s breaker switches work, demonstrate how to change the furnace filter, and generally acquaint them with the home's basic systems and how they operate, and typical maintenance tasks that may seem especially daunting.


MOVE-IN CERTIFIED® 

Pre-listing INSPECTION:

Having a Move-In Certified Pre-Listing Inspection by INSPX is a smart move! since most home buyers are also home sellers,  we save you money because you'll find out ahead of time what your buyer’s inspector is going to find wrong with your home. Offering sellers the peace of mind that they’re selling a home that’s been pre-inspected, with no surprises. Also demonstrating that you made every effort to provide a full disclosure of the property.

If any defects or needed repairs are discovered, the inspection gives the opportunity to shop around for reasonable repair estimates and needed improvements. You may choose to adjust your selling price for an As-Is listing, or choose to make the repair and sell your home for it’s full market value. Once you’ve accepted an offer on your home, you’ll have peace of mind knowing you won’t have to haggle over expensive repairs your buyer’s inspector finds.

HOME BUYER INSPECTIONS:

You think you found the perfect house. Now you want to know if it’s safe, healthy and in good repair.   Home Buyer inspections by INSPX are popular because there is no such thing as a perfect house.  Even new construction homes can have problems.  What’s important is to discover them before the sale closes so that they can be addressed.  If a major defect is found, the solution can be as simple as asking the seller to correct the problem or to adjust the sales price so that you can have it fixed at a later date. Make sure you get a couple or three contractor estimates so you’re comfortable you know how much to budget for that repair.


INSPECTION OF INDIVIDUAL HOME COMPONENTS AND SYSTEMs:

You may not always need your entire home inspected. Maybe there are just one or two things you have a concern over or want an unbiased opinion about a specific component or system in your home before you call a contractor. INSPX will be happy to come by and take a quick look for you.


RE-INSPECTIONS:

If you’ve already had your property inspected by us and want us to come back to check that repairs were completed properly, or if a seller has recently had a Pre-Listing Inspection by us and you want us to come back and make sure there are no new issues since that inspection was performed, INSPX will come back to reinspect at a reduced rate.
