Because your builder’s warranty is about to expire. Warranties for newly constructed homes typically offer coverage on workmanship and materials relating to various components of the home, such as windows, heating, ventilation, HVAC, plumbing and electrical systems. Because these warranties usually expire one year after settlement, a first year anniversary inspection should be performed 11 months after closing


Builder’s Warranty Inspection: Remember that no home is perfect – not even a new one.  That’s why getting this inspection during the 11thmonth of new homeownership – before the builder’s warranty expires – is a really good idea!

Even if you had your home inspected before you moved into your new home, building materials will expand and contract with environmental and weather changes. You might start noticing problems during the first year that were not visible when you first moved into your house.

Even if you don’t notice anything, Murphy’s Law will have it that you’ll find defects just after the builder’s warranty period ends.  The builder is responsible for repairs to your home during the warranty period. The repair costs were already calculated into the purchase price when you hired the builder.  Hiring INSPX to conduct an inspection far outweighs the repair costs you may incur on your own in the future. So be sure to have your Warranty Inspection performed before your warranty expires.
